Foothills Mobile Home Park (FMHP) is an equal housing opportunity community. By residing at FMHP, all residents agree to abide by the following rules and regulations. These rules are subject to change with a 30-day written notice.
1. Lease Application
Residents must complete an application and pay a non-refundable fee before leasing a lot. Upon approval, a Lot Security Deposit and first month’s rent must be paid. Providing false or misleading information may result in lease termination.
2. Move-In & Move-Out
Management must be present when a home is placed on or removed from a lot. Residents must provide contact details, vehicle information, insurance proof, and emergency contacts. Homes are for residential use only; illegal activity results in eviction. Police calls to a residence may result in a $50 fine. A 30-day written notice is required before removing a home. Management reserves the first right of refusal to purchase the home.
3. Vehicle Maintenance, Driving & Parking
Speed limit is 10 MPH; violations may result in fines up to $50 per incident. Vehicles must be legally tagged and operable. Parking violations may lead to towing at the resident’s expense. Snowplow operations require streets to be clear; violators' vehicles will be towed immediately. No mechanical work on vehicles is allowed in the park.
4. Maintenance & Appearance
Residents must maintain a clean lot; failure to do so may result in a $150 fine. Landscaping requires prior approval and must be maintained. Management will mow unkempt yards for a $75 charge. Watering is allowed between 7 PM - 7 AM. Digging requires prior approval to prevent utility damage. No hazardous items are allowed on the premises.
5. Guests & Visitors
Residents are responsible for their guests. Guests staying more than 5 days must register with management. Stays over 30 days require a lease agreement. No subletting without approval.
6. Common Areas & Facilities
Playground rules prohibit glass containers, drugs, smoking, pets, or inappropriate behavior. Residents must accompany guests using common areas. The park is not responsible for injuries in common areas.
7. Pet Policy
Pets must be approved in writing and registered. Restricted breeds include Pit Bulls, Rottweilers, Dobermans, German Shepherds, Chows, and Wolf hybrids. Pets must be leashed and cannot be left unattended outside. Immediate removal is required for pets causing noise disturbances. Owners must clean up after their pets or face fines. Barking or loose pets may result in a $50 fine per incident. Neglecting a pet can result in removal.
8. General Park Rules
No soliciting, yard sales, or businesses without management approval. Respect neighbors and maintain a quiet time from 11 PM - 7 AM. Loitering is prohibited; police will be called for violations.
9. Security Deposit Policy
Deposits are refunded only if the lot is left in its original condition. No refund if rent was past due, notice was not given, or insufficient funds checks were presented. Any outstanding balance will be deducted from the deposit.
